Department: Service & Maintenance

Job Responsibilities (BMS)

  • Manage and oversee post-handover Building Management Services (BMS), including civil, electrical, plumbing, and other essential support systems such as internet, CCTV, solar systems, and related utilities.

  • Lead, supervise, and motivate the service management team to ensure efficient operational performance and service excellence.

  • Plan, direct, monitor, and schedule daily maintenance activities, ensuring timely execution of civil, electrical, plumbing, and allied services.

  • Define, develop, and implement service scopes, operational procedures, and responsibilities for each establishment/building in accordance with client requirements and service agreements.

  • Identify potential clients, develop business opportunities, and promote customized service packages to expand the BMS portfolio.

  • Ensure a high level of client satisfaction through regular communication, proactive service delivery, and periodic feedback collection for continuous improvement.

  • Oversee the management of holding tax, utility bills, and essential services including gas, electricity, water supply, and other statutory payments as part of routine operations.

  • Monitor overall project security and ensure the smooth operation, preventive maintenance, and compliance of all building systems, including:

    • LPG Reticulation Systems

    • Fire Detection & Fire-Fighting Systems

    • EME Systems (Lift, Generator, Substation)

    • HVAC (Heating, Ventilation & Air Conditioning)

    • Building Management Systems (BMS)

    • Access Control & Surveillance Systems

  • Ensure timely processing and verification of service bills, utility payments, petty cash management, and other operational expenditures with proper documentation.

  • Supervise landscaping, gardening, housekeeping, and overall aesthetic maintenance of building premises to maintain high service standards.

  • Respond promptly and professionally to customer complaints, service requests, and operational issues, ensuring effective resolution within the shortest possible time.

  • Maintain comprehensive and accurate records of customer interactions, service requests, complaints, transactions, maintenance logs, and resolutions for future reference and reporting.

  • Handle emergency situations efficiently by implementing contingency plans and coordinating immediate corrective actions to minimize risks and disruptions.

  • Build and maintain effective communication and strong professional relationships with relevant government agencies, utility service providers, contractors, vendors, and private authorities.

  • Provide legal, technical, and administrative support to clients as required, ensuring compliance with applicable laws, regulations, and service agreements.

  • Prepare monthly, quarterly, and annual operational reports, budgets, forecasts, and performance analyses for management review and strategic decision-making.

  • Demonstrate excellent communication, negotiation, and professional presentation skills to strengthen client relationships and generate leads for apartment and commercial space sales.

  • Monitor business performance, accomplish assigned operational and financial targets, and contribute actively to organizational profitability and long-term growth.
